Who we are
MMDAI (Me, Myself and AI) is a free real estate calculator platform operated by an independent developer and investor. The website is hosted on GitHub Pages at mmandai.github.io.
What data is collected
MMDAI does not collect personal data directly. We do not have user accounts, login forms, contact forms, or email sign-up. No data you enter into the calculators is stored or transmitted — all calculations happen entirely in your browser.
However, the following third-party services are integrated and collect data according to their own privacy policies:
- Google Analytics — collects anonymised usage data like pages visited, approximate location, device type, browser, time spent, and interactions, etc.
- Google AdSense — serves advertisements and may collect data about your browsing behaviour across websites to show relevant ads. AdSense uses cookies and similar tracking technologies.
- Google Tag Manager (GTM) — manages the loading of the above scripts.
Cookies used on this site
MMDAI itself does not set first-party cookies. The following cookies are set by third-party services:
- _ga, _ga_*, _gid — Google Analytics. Expire after 2 years / 24 hours. Used to distinguish users and sessions.
- IDE, DSID, NID — Google AdSense / DoubleClick. Used to deliver and measure advertisements.
You can opt out of Google Analytics using the Google Analytics Opt-out Browser Add-on. You can manage ad personalisation at adssettings.google.com.
Affiliate and third-party links
Some pages on this website contain affiliate links — primarily to Gumroad (imemyselfai.gumroad.com) for paid Excel calculator downloads. If you purchase a product through one of these links, MMDAI may receive a commission at no additional cost to you.
Affiliate links are used to help fund the free calculators. They do not affect the content, recommendations, or editorial independence of the site. MMDAI only links to products it has directly created.
This site may also link to external websites like official legislative sources (HMRC, AEAT, BOFiP, etc.), financial information platforms, and other third-party resources for reference purposes. MMDAI has no control over these websites and is not responsible for their content or privacy practices.
Your rights under GDPR
If you are located in the European Economic Area (EEA), you have the following rights under the General Data Protection Regulation (GDPR):
- Right to access — you can request what data is held about you
- Right to deletion — you can request deletion of your data
- Right to object — you can object to processing based on legitimate interest
- Right to restrict processing — you can ask us to limit how we use your data
Since MMDAI does not collect personal data directly, most requests will need to be directed to Google for Analytics and AdSense data. For any privacy request: contact us.
Legal basis for processing
Analytics data is processed on the basis of legitimate interest (understanding how the site is used to improve it) and where required by local law, with consent. Advertising is processed on the basis of consent for personalised ads, or legitimate interest for non-personalised ads.
We do not sell personal data to any third party. We do not use personal data for any purpose other than site analytics and advertising as described above.
Data hosting and transfers
This website is hosted on GitHub Pages (Microsoft). GitHub may collect server logs including IP addresses as part of standard web hosting operations. See GitHub's Privacy Statement.
Google Analytics and AdSense data may be processed in the United States and other countries. Google is certified under the EU-US Data Privacy Framework.
Changes to this policy
This policy may be updated when the services used change or when legal requirements change. The "Last updated" date at the top of this page reflects the most recent revision. Continued use of the site after changes constitutes acceptance of the updated policy.
